Internet Marketing – New Trends in an Evolving Industry

Over the years internet marketing has been evolving from the
Efforts of the first marketers. Trends in the past have seen
marketers placed ads on talk forums, classified sites, in emails
and where ever they could find potential customers.

Some of these actions led to the introduction of changes from
Within the internet marketing community and from without.
An example of a change from within the community is the banning
Of ads on all forums and relegating them to only the signature file.

An example of a change from outside the community it the Can Spam
Law, which was introduced by the USA government to prevent the sending
Of unsolicited emails. This has done much to reduce the problems of
Spam; further to this from within the community we have seen programs
Which filter emails based on the words used in the headlines and in
The body of the emails.

What all these methods have done is fueled the evolution of internet
Marketing. Now marketers are using double opt-in techniques to
Comply with the Can Spam Law, they are using Tele-seminars to
Reach their target market. They are using SEO, search engine optimization,
To reach clients who are using the search engines to look for products
And services.

As we can see the evolution of internet marketing has been fueled from
Numerous sides, the government, the internet community, the internet
Service providers and the customers themselves.

Well my fellow entrepreneur the internet marketing industry is undergoing
another major evolutionary shift fueled this time by the customers.
October, 2006 was the apex of this change which has been building for awhile.

Over the months subscribers to the various mailing lists have been receiving
Emails on a daily basis promoting one new product launch or another. In
some cases some of us have received 2 or 3 emails promoting the same new
product launch. This activity reached it breaking point in October when there
were several product launches in the same day and we received up to a dozen
duplicate emails for the launch of new products.

The end result is that, there were a large number of un-subscribed requests to
The various mailing lists owners, many gurus saw their profits dropped
Dramatically from previous launches.

Currently we are sitting on the verge of a new era in marketing, an era in which
The consumers are helping to create what they consume. This new direction
Presents many opportunities for consumers and marketers. Download this
Free report at the URL below to learn more about how you can profit from
this new trend in internet marketing. http://5kpermonth.blogspot.com

How to Employ a Personal Assistant in Commercial Real Estate Agency

In commercial real estate sales and leasing, it is increasingly common to hear that agents have no time to spare each day. Normally there are plenty of things going on around the office and in the property market. That being said, you still need to get to some critical things that allow you to build your business. The solution is to put more people around you and get some outside assistance.

When you look at the daily tasks that need to be done, there are still two or three that are highly important. Typically they are:

  • Finding new business opportunities through daily prospecting
  • Servicing your existing clients with effective marketing campaigns
  • Matching buyers and tenants to your listings

So these three things drive the entire commercial real estate cycle. Some of these things can be adjusted to involve other people to assist you. Having a good personal assistant that understands your business processes will be of high value in your career. First and foremost, you need to get to the point where you can afford this high quality person. You will need the right person and that will be a cost to you personally or to the business.

Before I go further here into the strategy behind the process, I would like to say that you should never entirely delegate the prospecting process to other people, and do so for the wrong reasons. I have seen many salespeople seize the opportunity to give others the task of making cold calls and door knocking. The best salespeople always prospect every day in some way or form, and find the process critical to their leverage in the market place.

Always remember that you are in a professional selling industry; that requires an exceptional salesperson that is prepared to do the difficult things each and every day. You have to ‘sell’ in many ways and forms.

So you can appoint people to assist you with each of these three processes. They should however not entirely take over and remove you from the 3 key activities. You must still have a discipline of client connection and negotiation as part of your business model. You are the person to do the deals and that is a fact to be remembered.

Taking these three points that I have just mentioned, you can adjust your business day in the following way:

  1. Get someone to research the correct people to cold call. This research process takes a lot of time. When the correct numbers and contact details are passed to you, you can still make the calls. The results of the calls can then be entered into the database by your personal assistant. You should however keep a close connection with your database and review its progress every night or at the end of the business day.
  2. Your personal assistant can send correspondence and emails to your clients in your absence. This does not however remove you from personal contact and telephone calls with all your clients at least once or twice a week. You are the person that they hired to solve a property problem.
  3. You can have your personal assistant review the database to match the buyer and tenant enquiry to the listings that you have currently. This then allows you to make the personal calls to qualified people in a timely way. When the match is made, you make the call.

Always keep in touch with your market, and do not let shortcuts remove you from the process. The best salespeople are always at the front line of their business activity and marketing processes.

3 Tips For a Budget Holiday Road Trip

Looking for budget travel plans for your next long weekend holiday? A road trip might be your best shot!

1. Rented cars is the most economical solution for road trips.

Car rental companies normally offer a variety of ‘holiday car rental’ packages for holiday travelers to select from. These packages have to be affordable for travelers who are on budget and also wants to have a free & easy driving holiday.

Holiday car rental has been appealing to seasoned travelers and lately has attracted younger travelers that want to explore places that are less travelled. Competitive holiday car rental rates help travelers to save money and enable them to go to places less-travelled where ordinary holiday travelers are unable to explore.

With the advent of intra-Asia travel, holiday car rental will continue to grow as it offers the benefit of leisure travel at individual pace. As a result, many rental companies are aggressively marketing their holiday car rental program to meet the discerning needs of travelers. Several rental companies have seen double digit growth and demand continue to increase for this segment of the business.

2. Plan your route wisely. Use Google Map or GPS Navigation.

A traditional way of planning your driving route is to purchase a printed map from a bookstore. Today, it is a lot more convenient to just route your journey on Google Map, then just print out the map with specific driving directions. But for the adventurous travelers, a GPS navigation system is their best choice. And more than often, a GPS Navigator is included in your rented car for just a little extra money.

3. Travel packages for overnight trips – Low cost and safety.

If you are planning an overnight stay, then you should check with your rental company for any travel packages available. Many do offer competitive travel packages to attract budget holiday travelers. Working closely with travel agencies, they are able to offer special rates on hotels, motels and inns, which sometimes also provide occupants with complimentary breakfast.

It is also usually safer to go with the hotels, motels or inns associated with your rental company. Their relationships with your rental company should indicate that they meet a certain quality standard and are more trustworthy.

Bathroom Remodeling Idea Makes Bathroom Repairs Easier

Bathroom repair is easier with access panels

Soon after I had remodeled my small bathroom it developed a water leak. The first thing I knew about it was a puddle on the floor of the room below. A water pipe was leaking and it was buried in one of the bathroom walls which not only made it difficult to find out where the leak was but a lot of ceramic tiles had to be destroyed to get at it.

When I asked my bathroom contractors why they didn’t make it easier to get at the new pipe work they said that it would have made my quotation too expensive so they just buried the pipes and hoped that they don’t give any trouble. It was just my luck then that my bathroom was the one where they made lousy joints. The bathroom repair turned out to be far more costly than it would have been to make all the pipes accessible in the first place and I wish now that I’d had the foresight to put that in the specifications.

Where to put access panels

The obvious solution to the bathroom repair problem is to provide access panels for all of the pipe work joints and as much of the pipe length as possible. When you specify what you want in your bathroom remodel make sure that you will be able to get at every joint easily.

Where the water pipes are installed in a separating wall it’s often convenient to provide access on the other side of the wall rather than inside the bathroom where the ceramic tiles are. You may even be able to turn the access into a small cupboard, which would give you an added benefit. Opening the cupboard doors would provide simple access to the water pipes.

Pipe work under bathtub and under floor can be made accessible by removable panels. Make sure that the floor covering allows for this and a suitable sealer is used to fill any gaps when the access is closed.

If the access panel has to go on the bathroom side of the wall then special attention to waterproofing will be required.

How to make access panels in ceramic tiles

To accommodate a radiator in my bathroom remodel the contractors built a false wall to hide the pipe work. This wall was then set with ceramic tiles and the radiator mounted in front of the tiles. This pipe work has not leaked but I do wonder what I would do if it ever did.

Tiling a small part of the false wall separately on a removable section could have provided an access panel. This would then be screwed firmly to the main part of the wall and the edges sealed with a silicon-sealing compound. The screws would pass through the tiles so silicon sealer would be used to seal the screw heads and holes in the tiles. When the need arose the sealer could be stripped away and the panel unscrewed. Resealing when the problem was fixed would be just as easy.

Fitness for Fun: Alternative Fitness Activities That Work

Are you one of those people who think that losing weight and keeping fit needs to be done at a rigorous pace and with a totally competitive mindset? Are you struggling with your weight loss program because of this kind of thinking? Are you almost drained of your last ounces of hope that you will ever get fit?

If you’re just beginning to start your fitness journey, or even if you’re already going but feeling a bit burnt out, then you might be approaching fitness all wrong. Getting fit shouldn’t make you feel like you’re in a boot camp. It should be enjoyable, and that’s where fitness for fun comes into the picture.

A lot of people who are overweight, or have health and fitness issues, may not be suitable for those in-gym workouts that are very rigorous and require a lot of correct technique. In fact the gym is just not an enjoyable experience for some people. Lifestyle, like working in an office setting where you don’t have the opportunity for a lot of physical activity, may have also taken over and quite frankly the hours that are being worked aren’t compatible with long sessions in the gym. The good news is that, there are alternative fitness options readily available.

First off, fitness for fun is an easy way to start getting back in to shape. Just because it’s fun it doesn’t mean that it isn’t working. Alternative fitness activities are far from the dumb bell curls that you normally do at the gym, think pillow fights, sports, rock climbing, hiking and the list goes on and on. I hear you say that doesn’t fitness have to be structured? In my opinion alternative fitness doesn’t have to be structured at all, the further from structured the better, as then it won’t feel like work at all!

How do you get back to that fitness for fun mentality? The best place to start is to just remember your younger days. Was there a sport that you enjoyed playing? Did you love to dance back then? Where you a cheerleader once in your life? Why not go back to those activities. Playing a sport that you once loved can be the furthest thing on your mind if your current fitness status is on the downside. However if you just get started you’ll be amazed at the support you will get and that in itself will help you go in the right direction and on the road again to regaining your fitness and health. You’ll also have that super benefit of burning those calories while you play. Remember just to be patient with yourself as you might struggle at first, but you’ll eventually start to feel that you’re getting better at it and before you know it you’ll be back to your old form and shape. It is never too late to take that first step. You could invite your old buddies to play with you as extra incentive and then it’s even more fun as it’s an excuse for a catch up as well, or you can join a local club if none of your buddies are still playing. There are many age clubs around that welcome players with our without experience. I know that for a fact as I’m now at 40 starting to seriously to consider taking up soccer in the local women’s team for the first time in my life to add some more fun into my fitness program.

It’s the same with dancing. When did you last dance? Most women nowadays prefer to join fitness clubs that offer dance classes as part of their fitness for fun programs. There’s a wide variety of dances that you can choose from like belly dancing, pole dancing, and Latin dancing just to name a few. Jazz and Ballroom dancing are also popular choices. This is a great way to learn a new skill and burn those calories at the same time.

Other alternative fitness activities would include playing Frisbee at the park, or learning how to swim, cycling, and even hauling logs with your bare hands. Why not? It’s a great way to keep you fit.

Anything can be fitness when we just stop thinking of fitness in the traditional sense of the word and open our eyes to all the possibilities around us. The best place to start? Just look through the eyes of a child, don’t take yourself seriously, laugh put a skip in your step and go from there.

Tips to Boost Your Commercial Real Estate Career

When you start work in commercial real estate sales or leasing, there is a real temptation to do what everyone else does. That is a real danger in that most salespeople in the industry are not good role models. In fact some agents are really ordinary and they do not share information effectively for new people.

So to improve your chances of being a top agent, you can start to focus on the right things and those things that will build your market share and business. Here are some ways to do that:

  • Find out just who dominates the local property market as a top salesperson in your office and then watch what they do. Review their listings and market share. Drive around their listings and see what makes their listings and marketing different. Do they have more exclusive listings than open listings? How do they market property in this economic environment? What has their sales record been like over the last 12 months? How does their market share compare to other agents?
  • They are likely to have a solid database of local contacts. You will need to start this process for yourself anyway, so ask them what database software they use and if they could show you how they build their prospect list. How do they interact with their clients?
  • They may have been operating in the local property market for some time and this will have bearing on the activities that they undertake every day. They should however still be prospecting to maintain their position as a top agent. Ask if you can sit in on their cold calling time one day to see how they do it and what they say. Perhaps you could replicate their script to words that suit you and your area or property type.
  • Get to know your area really well, and that will mean property owners, business owners, vacant land, property developers, and professionals like solicitors and accountants.
  • Identify the top property locations in your area and inspect the properties for a real understanding of why those areas are favoured. Survey the factors that impact location such as transport, services, amenities, highways, roads, ports, and infrastructure.
  • Get to know the top property owners in the area. Whilst they will be dealing with many agents, you can connect with them now and start to build a level of trust for the time that you will have some property solution that you can offer them.

To rise to the top of your market, you simply need to watch the right people and practice what they do. Build your database from deliberate and directed effort; the property market awaits your involvement.

Rhino Off-Road To Produce Rough Terrain Vehicle

The Rhino Outdoor International, Inc. (ROI), a leading outdoor activity based business, including Rhino Off-Road Industries, Inc., its entirely owned subsidiary, earlier announced that the company has formed a strategic alliance with the Arizona Emergency Products (AEP), a famous provider of emergency equipment to government agencies.

The alliance is aimed at designing and producing a specialized Rhino Off-Road Industries RTV to meet the unique needs of first response and search and rescue groups. The “Rapid Response” Rough Terrain Vehicle (RTV) is inspired by the innovative Rhino Off-Road Industries RTV design platform, which is now being produced for both the competitive and recreational off-road marketplace.

In producing the RTV, refinements were entertained to enhance the capabilities of the vehicle for the first response activities in rugged off-road terrains that are inaccessible at present to most vehicles. The main design considerations include increasing the wheelbase to accommodate extra passengers and equipment.

Other considerations include expanding the battery capacity so as to support communications and lighting, creating space to allow for emergency equipment accessories like tool boxes, winches, medical equipment and poly-tanks for fire retardants. These retardants can be refilled by a helicopter.

The AEP is known in the manufacture of vehicles for law enforcement, Homeland Security, fire departments and search and rescue organizations. “The Rhino Off-Road RTV is unlike any other vehicle now in use by the emergency response industry,” said Mike Chamberlain, the owner of Arizona Emergency Products. “It’s designed to go anywhere – and when outfitted to meet the needs of firefighters, police, border patrol, and others – it will allow for rapid response access to areas previously only accessible by horse, foot or helicopter.”

In the past couple of months, the AEP has field-tested the Rhino Off-Road RTV with its customers. This is done to get feedback from them. “Without exception, the response has been very positive”, continued Chamberlain, “everyone who has seen the RTV in action has requested a follow-up demonstration of the prototype and is interested in placing an order.”

ROI and AEP are sharing the cost of development for the prototype version of the RTV. The final design of the RTV is expected to be completed in a matter of 90 days. ROI will be the one to deliver the vehicle. AEP, on the other hand, will install the necessary accessories to meet the needs of emergency response groups. The vehicle will also be given a simple manual which could be likened to Nissan repair manuals.

“Mike Chamberlain and AEP have brought a tremendous amount of expertise to the design table,” said Howard Pearl, the CEO and the President of ROI. “We created the RTV to go just about anywhere. The fundamental design platform is ideal for first responders needing access to backcountry and off-road terrains.”

He added, “The strategic alliance with AEP allows us to learn directly from professionals in emergency response who use this vehicle in search and rescue and rapid response situations. ROI and AEP are creating a specialized RTV that will carry emergency personnel and equipment to and from the most remote locations. This is a fantastic application for the RTV and is a growing, untapped market. You can’t imagine how excited we are to be making a contribution in this important market space – this is the type of opportunity for growth we are constantly seeking.”

Telemarketing Principals of Commercial Real Estate Today

The process of telemarketing does not work well in commercial real estate if you follow the typical model of ‘pitch and process’. The people that you call do not like to be subjected to a 1 minute sales pitch and questioning process over the telephone. You have to change the rules and develop some real systems to make cold calling or telemarketing much more effective for you. In one word you have to ‘connect’.

Firstly, and before I go further into this subject I would like to say that all commercial salespeople and agents should be making their own prospecting calls wherever possible. They are the best people to connect with their market because they understand what to say in a relevant way when hard questions are created through the telephone conversation.

When it comes to commercial property sales and leasing, there are really only two targets out of making cold call connections and telemarketing. They are:

1. You want to know if the person you are calling has a need or interest in commercial property sales or leasing or property management.

2. You should seek to create a face to face meeting where the person you call qualifies from the previous point, so that you can take matters further.

When you look at these two factors simply, you can see that you should not be meeting with people who have no genuine interest. Your prospecting calls should therefore be based around a conversation or connection and not a sales pitch or presentation.

The only thing that you are selling in the call contact process is an appointment, and you only do that when you know that the person really does have a need. Protect your time and only meet with the right people that qualify as ‘active’ or ‘interested’ in commercial property.

So the telemarketing or cold call process centres on questions and conversation. Through the conversation you can come to understand if the prospect really does fall within your criteria for a prospective client or prospect. On that basis you can then arrange a meeting as appropriate.

Here are some rules that should be merged into your prospecting scripts:

  1. The people that you talk to want to be involved in the conversation. On that basis you need to ask sensible and realistic questions related to the property industry. Be sensitive to the fact that the person you call will not open up completely with you until you have established a degree of trust in the conversation. It is important that they feel relaxed and not threatened by a pushy salesperson. Professional salespeople create good connections over the telephone.
  2. Approach the first cold call or prospect call on the basis of a simple survey questioning process. The call should be about them and not about you. This is where the right questions will help you establish rapport. The reason for your call is to identify their potential property needs. Do not push for a meeting until you understand that they have a genuine need or an interest.
  3. Be prepared to introduce yourself and your business. Be honest through the conversation but allow the prospect to talk at least 50% of the time. It is of great benefit to have a simple script to get the conversation going. Beyond that starting point, Uncategorized conversation should flow and the script should be irrelevant. Your target is to get conversation moving inside of 20 seconds. A good conversation leads to information and potentially a productive meeting.
  4. If the person is unwilling to talk to you or be open and frank in the discussions, then thank them for the ability to speak with them today and then move on respectfully and politely. There are plenty of people to talk to and on that basis you need to move to the next person or the next opportunity.

There is a real skill to the prospecting and calling process. If you diligently adopt the discipline behind the task, you will find that progress will be made within about two or three weeks of making calls.
